Cullerne House Findhorn provides two separate services:

  • individual bed and breakfast accommodation; and
  • room, workshop-space and full-house venue hire.

Different booking arrangements and cancellation conditions apply to these services. Freetobook is used only for individual B&B bookings. It is not used for venue hire.

B&B bookings

Individual B&B stays are booked through the Freetobook booking service. Your accommodation contract is with Cullerne House Ltd, trading as Cullerne House Findhorn.

Your booking is confirmed when you receive written confirmation. Please check the room, dates, number of guests, price and other booking details carefully.

A valid payment card is normally required to guarantee the booking. Unless your confirmation states otherwise, the full balance is due on the day of arrival.

B&B cancellations

If you cancel seven days or less before your scheduled arrival date, a cancellation charge equal to the first two nights of the stay will apply.

If you do not arrive, or reduce the booking after any guest has arrived, the full confirmed cost of the booking is payable.

We will take reasonable steps to re-let a cancelled room. If we are able to re-let all or part of the cancelled stay, we will reduce the cancellation charge to reflect the replacement booking and any reasonable costs.

Accommodation booked for specific dates does not have the statutory 14-day cooling-off period that applies to some online purchases. Your other statutory consumer rights are not affected.

Arrival and departure

Check-in is normally from 2.00 pm until 8.00 pm. Check-out is by 10.30 am. Later arrival may be possible by prior arrangement.

Both publicly bookable B&B rooms are on the first floor and are reached by two flights of stairs. Please contact us before booking if you wish to discuss an access requirement.

Cullerne House is a shoe-free house. Smoking and vaping are not permitted inside. Pets are not permitted, and candles must not be lit anywhere in the house.

A small number of free parking spaces is available in front of the house. Parking is subject to availability and cannot be guaranteed.

Venue hire

Rooms at Cullerne House may be hired for workshops, retreats, meetings, training, group sessions and other agreed activities. The Garden Room, Studio Room, Gathering Room and Kitchen may be hired separately or together. Full-house hire may also be available for larger or multi-day programmes.

Venue availability shown on the website is for guidance. A venue booking is not confirmed until Cullerne House has agreed the rooms, dates, times, activity, price and other arrangements in writing.

Before the booking is confirmed, the organiser will receive a written hire agreement containing the detailed terms that apply to the booking. These include:

  • the rooms and areas included;
  • access, set-up and departure times;
  • hire charges and payment arrangements;
  • cancellation conditions;
  • room capacities and permitted use;
  • cleaning and damage responsibilities;
  • catering or Kitchen arrangements;
  • insurance or safety requirements where applicable; and
  • accommodation arrangements for full-house bookings.

The organiser is responsible for managing the activity and participants, using the rooms only for the agreed purpose and complying with relevant safety, safeguarding, licensing and legal requirements.

Kitchen use must be agreed in advance. The person responsible for cooking, food preparation or catering must provide evidence of a valid and current Level 2 Food Safety and Hygiene certificate before using the Kitchen.

Catering and overnight accommodation are subject to separate written agreement. Accommodation with independent providers elsewhere in Findhorn is subject to the provider’s availability, prices and booking conditions.

Changes and cancellations by Cullerne House

If Cullerne House cannot provide a confirmed B&B stay or venue booking, we will contact the guest or organiser as soon as reasonably possible.

Payments for accommodation, rooms or services that we cannot provide will be refunded. We may offer an alternative date or arrangement, but you are not required to accept it. This does not affect any further rights available under applicable law.

Responsibility and damage

Guests and venue organisers must take reasonable care of the house, rooms, furnishings and equipment.

Reasonable repair, replacement or additional cleaning costs may be charged where damage or excessive cleaning is caused by a guest, participant, organiser or supplier. We will explain any charge and provide reasonable supporting information.

We do not exclude or limit liability where it would be unlawful to do so, including liability for death or personal injury caused by our negligence, fraud or fraudulent misrepresentation, or statutory consumer rights.

Personal information

We use personal information to respond to enquiries, administer bookings and provide the agreed accommodation or venue services.

These terms are governed by Scots law. Any mandatory rights available to consumers elsewhere in the United Kingdom remain unaffected.
